I'm not sure, I lived with a lot of different people. I have started cohousing a few times: renting a whole flat and then splitting it is cheaper.
I've never set up rules or stuff like that; if you're living with normal and decent people you shouldn't have problems.
It's a bit difficult if you choose to live with students, but then you also have to enjoy student life.

I don't know about good questions to ask, just have a chat with them and try to understand if they're responsible.
Finding a house shouldn't have a job interview.
